Can you provide an example of a 500k loan?
$10,000 origination fee at closing paid from borrower 12-14% annualized interest payments made monthly from the borrower ($5,000+/month).
What happens if a borrower goes bankrupt or a property gets upside down?
The fund is diversified across multiple properties and loans, similar to a mutual fund. In case of default, we hold liens on all assets and will manage the recovery process to minimize loss. 890 Capital will leverage its existing relationship with the Caleb Pearson Real Estate team (over 500 homes flipped) to further minimize losses and finish out any projects that could need to be finished/sold.
How will 890 Capital make money?
Through interest-only loans on hard assets (real estate specifically).
Is this all completely legal? What steps have been taken in that regard?
Legal Compliance: Yes, all operations are legal. We have partnered with a reputable SEC law firm to draft our documents and an accounting firm for financial oversight.
How do I get my money out if something happens and I need money?
While the fund is designed for long-term investment, early withdrawal options are available under certain conditions, subject to fees. We require a 90-day notice to withdraw funds. However, we can usually return funds sooner than that.
What are the biggest risks for me as an investor?
Market volatility, borrower defaults, and liquidity risk. However, risks are mitigated through diversified investments, detailed underwriting, and professional management.
How can you make sure that the money will be getting lent out? Who has those relationships?
Our team has extensive networks and relationships with reliable borrowers in the real estate market to ensure capital is actively deployed. We will also be raising money in stages to ensure that the demand for loans aligns with the capital in the fund. We do this to guarantee that the fund is not paying on excess capital that can’t be deployed.

890 Capital is in the process of closing an initial $10 million tranche, with an initial fund target of $25 million for year one. The fundraising will be segmented into phases to allow for strategic capital deployment.
