The Post & Courier's Moultrie News ran a feature on 890 Capital this week, written by Julie Deacon. It's a good account of why we started this firm and how we've run it since. If you've been following along, the themes will sound familiar: trust, transparency, and doing what we say we're going to do.

We'd add the numbers to the story, because the numbers are how we keep those promises.

What the article gets right

890 Capital exists to solve two problems at once. Real estate operators in the Charleston tri-county need capital fast, and traditional banks aren't built for that turnaround. At the same time, plenty of people want real estate exposure without managing properties themselves. We sit in the middle: we raise private capital from accredited investors and lend it, in first position, to vetted local operators on short-term projects.

As Frank put it in the piece, the goal is to "build lasting relationships, deliver consistent results." That's not a tagline. It's the operating model.

Caleb Pearson knows the Lowcountry block by block. Frank Conway spent a career in banking, technology, and sales before moving the family to Charleston and building 890 around the capital side. The two halves fit.

The part we'd add: the math

Charleston is a reputation-based market, and reputation is built on results you can count. Here's where 890 stands as of our most recent monthly investor update:

  • 126 loans funded across the Charleston tri-county since our first loan — 53 active, 73 paid off
  • Zero foreclosures. Not "few." Zero.
  • Every monthly distribution paid on time, by the 5th, since inception
  • ~66% average loan-to-value (capped at 75%), every loan in first position
  • $364K average loan size, ~6.6-month average term
  • 10%+ annualized to investors: 10.00% (1-year), 10.50% (3-year), 10.75% (5-year)

Why investors come back

The metric we watch most isn't new capital. It's repeat capital. When an investor renews — or rolls a 1-year into a 3- or 5-year — it tells us they understand the market and trust how we operate.

We're not trying to be everywhere. We're trying to be very good at one thing: first-position, asset-backed lending in a market we know better than anyone.
